You might say “Yeah right! Make more money by home staging my house. You mean spend more money” What you don’t know is the reasons behind home staging.

Reason for Home Staging
Home staging is a way to get your home ready for sale. It doesn’t necessarily mean spending a lot of money. (Check out Home Staging on a Budget) Every home that goes up for sale needs to be home staged. It might be a million-dollar home or one hundred-thousand-dollar home. They both need to be staged. Items need to be put away, the home needs to be depersonalized and also cleaned up. (I have a post on steps to home staging here.)

The reason for home staging is to make your house stand out from all of the others. This will help you get the offer on your home. Don’t let them pass it up. You want everyone that walks through the door to say “Oh wow this place is great. I want it!” The more people that say that means the more offers you will get. This means more money!!!!

Spend Money to Make More Money
Yes, you might need to spend money to get your house ready for sale but as a result, it will make you more money. It’s up to you how much to spend on the staging.
Home staging isn’t just adding new furniture or decor to your house. It’s also repairing items.
In all honesty, all houses need some kind of repair. Once you get an offer on your house there will be a home inspection. This is where all of the things that are wrong will be pointed out. At this point, you have already agreed to an offer. The buyers can back out if you don’t agree to fix something. Therefore you are dipping into your profits.
If a faucet is dripping get it fixed. Better yet replace it with a nice new one this will add more value. Water damage on the outside trim? Replace it. This almost always gets noticed at the inspections. Also when someone is looking at your house and sees chipped paint or bad boards they think trouble. This leads to less money offered on your house. You don’t want that to happen. When staging they should already be addressed. As a result, making the house look better which means a higher offer.

Bring Someone Else in too Look
There are professional Home Stagers that will come in and stage your home for sale. If you don’t want to deal with it yourself you can definitely hire someone else to do it. I personally like the DIY way. To begin with, it does cost a lot less money.
If you are not sure where to start by all means hire a Home stage consultant. The consultant can point out what needs to be done for a small fee. This can be done virtually too. Then you can do it yourself for a lot less and make more money.
