The front door is one thing that everyone sees. Whether it is you coming in and going out or your neighbors driving down the street. If your door doesn’t look good your house doesn’t look good. There are a lot of price points out there on doors. So you’ll definitely find one within your budget.

Maybe your door doesn’t need to be replaced a good sanding and paint can do wonders for the fraction of the cost of a new door. Adding a pop of color can brighten the entryway. Just make sure the color goes with the exterior of the home.

Smart Items

Don’t go all crazy and buy every smart item out there. Choose what will benefit you or if you are selling what you think the house needs to sell. My suggestion is a thermostat. This is a great way to help cool or heat your home in an energy-saving way. If you spend a couple of hundred dollars on one you will easily make it up on your bills. A smart thermostat gives the impression of an updated home.

Another smart idea is camera doorbells. They are great to see who’s at your door and they act as a security cameras also. Smoke detectors, carbon dioxide detectors, and even smart locks just to name a few. These are not a necessity for selling. Just ways to increase the value.

Nothing dates your house more than popcorn ceilings. Take a weekend and scrape that popcorn right off. Make sure you check for asbestos first especially if your home is an older one. So many of us overlook the light fixtures. Take a look in your dining room is there an old plastic candelabra light hanging there? Maybe in all the bedrooms, there is that dreaded (as I’ve seen it called) “boob light”.

Light fixtures can be changed out for a minimum cost. They are like the front door depending on what you want there are different price ranges. Figure out what style you want and go shopping. They are the jewelry in the room so choose wisely.

“What! aren’t bathroom remodels expensive?” you ask. Yes, they can be but they don’t have to be. There are ways to do a remodel without breaking the bank. In my last house, I remodeled all 3 of the bathrooms at minimum cost. I’ve actually done bathroom remodels in 3 of our houses without breaking the bank. This gives me an idea. I’ll write a post on what I did at a minimal cost soon.

Painting the kitchen cabinets is definitely a way to add value to your home on a budget. Instead of tearing out the cabinets paint them.

This will take some time. But think of the money you can save. Cabinets are in the thousands price range. The paint is not expensive.

You will be amazed at the transformation it makes to the kitchen and the house.

Under Cabinet Lighting

Shed some light on those countertops while brightening up the kitchen. This doesn’t require any electrical work. We put in remote-controlled battery-operated light in our kitchen. Oh, what a difference they have made. Plug-in lights are also available.

If you have tile anywhere in the house with bad grout now is the time to regrout. Whether it’s on the floor or in the shower. Nothing says I haven’t been kept up like missing or stained grout. Dollars start going down when this is seen by buyers.

Do your research on the color so you can match it well enough or hire a professional that can remove and regrout.

Add a wow factor to the laundry room. Paint the walls a nice color. Maybe add some shelves or cabinets. If there is room a nice drying rack would be great. Make this a place someone would like to spend time in.
