Selling Your House Now
Selling a house now is sure different than a year ago when interest rates were down. A lot of sellers would just call up a real estate agent and have them list their house and it would sell in a matter of days.
Unfortunately, those days are gone for a while. That is until interest rates go down or you list your house for a lot less than what you could of a year ago. Even if you do that it still might not sell unless you put a little bit of work into the sale.
Since you are reading this article you probably already know all of that. First of all the price we all could have got for our houses last year is considerably higher than what we can get for them now.
So should we sell now or later?
Now Or Later
As I said above, the price your house will sell for now will be lower than a year ago unless you are lucky and live in a popular area. Take a look at Zillow and see what they estimate your house is worth. This isn’t a guaranteed price but at least you can get a ballpark price.

Once you look at that estimate decide if that price will get you enough out of the sale. Make sure you use their calculators that show you what you could get after all costs are taken out. Click on the Zillow page where it says View this home. I have it circled below in the screenshot. It’s a very handy page.

The answer to the question “Is it okay to be selling my house now?” is really your choice. Use the tool from above to see what your house is worth and keep an eye on the interest rates. You can see what the current interest rates for a mortgage are at nerdwallet. Interest rates do affect the sale of houses. Whether it being the price or the number of people that are buying at the time.
Can I Afford To Sell My Home Now
After you have seen what your house is worth and think that you will be making a good profit. Think about where you will be moving to. Will you be buying another house? If so go to Realtor.com and search in the area you would like to live. Are the houses in the price range you are looking for? If not you might want to think about putting off your move if you can.
Another tip I would like to offer is to use the realtor.com website to see what you can actually afford. I did this a realized even if I put $150,000.00 down on a home equal to what I have now my house payment would be more than what I pay now.
No thank you. We decided to stay put.
In the box below see where it says monthly payment click there and it will take you to their calculator.

Below you can see what that will look like. Click on the edit button there in the corner and put in the information that is specifically for you. This tool really helped me out. Don’t worry you can do all of this without giving out any personal information.

If you have decided to sell your house now
Okay, so you have checked out Zillow and Realtor. You have decided that there is enough equity in your home to sell and are able to buy a new home. You want to sell the house you’re in and get a new one.
That means it’s time to get your house ready to sell.
When you bring in a real estate agent is up to you. You can bring them in before you are ready to list or you can prepare the house and then bring in the real estate agent. As I state in the post “How To Stage A House To Sell” I recommend getting the house ready first.
Home Stage Your House Before Selling Now
Home staging has never been more important than it is now. The better it looks the more prospective buyers will want to see it. Which leads to someone wanting to buy it. Home staging also helps in the pricing of your house. If there is less for a buyer to do once moving in the better the offer can be. There are many home staging posts here on my website make sure you check them out.

Real Estate Agent
Now you have gone over all of the financials and have asked yourself if selling my house now is the right thing to do. You’ve read all of the Home Staging posts and staged your house. It is time to find a real estate agent.
Don’t just pick a name for your real estate agent. Ask people you know if they have a real estate agent that they would recommend or look at Realtor.com again and check out properties in your area. Look at the pictures and descriptions. If you like what you see give them a try. Make an appointment with at least 3 agents to see which one you like. They each should come with a portfolio and some comps in your area and have an idea of what they think your house should be listed for. Remember those estimates you looked at are just an estimate you need to find a good real estate agent that knows the area well.
Choose an agent that you get along with because you will be spending a lot of time with them.
